Services With a Lasting Impact on Our Communities

BDC has a portfolio of projects from multiple vertical markets. Here are a few projects that highlight our services.

Detroit Public Safety Headquarters

The Detroit Building Authority (DBA) contracted BDC Engineering as the Commissioning Agent for the city's new Public Safety Headquarters. The DBA pursued LEED certification for this project.

Located downtown at Third and Abbott St., the building was previously used as the temporary site for the MGM Grand Casino, before the City of Detroit purchased the property for $6.3 million in 2010. The facility is 465,000 square feet and is the administrative headquarters for the Police, Fire, EMS, Homeland Security, and the city's IT department.

Working In Our Nation's Capital

BDC Engineering provided building commissioning services, including LEED commissioning for two new libraries in the Washington DC area; the Watha T. Daniel-Shaw Neighborhood Library and the Benning Neighborhood Library. The project schedule was fast track, and both projects ran simultaneously.

Watha T. Daniel-Shaw Library is a three-story facility that is approximately 20,000 square feet and provides inviting spaces for services to adults, young adults and children, as well as multiple meeting spaces for community use. The library has 30 public access computers, including a mobile laptop cart that can be used for computer literacy training classes. Benning Neighborhood Library is a two-story facility that is approximately 24,000 square feet and similarly provides inviting spaces for services to adults, young adults, and children, as well as multiple meeting spaces for community use.  Energy efficient features include a raised floor for optimized air circulation, use of materials with high recycled content, and several other elements.  Both libraries will seek LEED certifications of at least "Silver".

Detroit Metro Airport - North Terminal Renovation

BDC Engineering worked in conjunction Kahn Program Management to provide Total Building Commissioning Services for the Detroit Wayne County Airport - North Terminal Redevelopment Project. The systems and equipment commissioned included, but were not limited to the following: the heating hot water system and piping (including pumps, heating coils, and reheat coils), the air conditioning and ventilation systems (including the air handling units, rooftop units, VAV boxes, exhaust fans, CRAC units, cabinet unit heaters, unit heaters, infrared heaters), and the electrical systems (including all lighting, transformers, electrical panels, disconnects, and motor control centers). All of the control sequences for the above equipment were verified through the Building Management System (BMS).

Detroit Public Schools - Mumford High School

White/Turner Joint Venture Team (WTJV) expressed the need to engage a commissioning agent in order to plan, manage, perform, and report on the commissioning activities as directed by the design build contractor. WTJV contracted BDC Engineering to commission all of the mechanical, electrical, and controls systems, coordinate training of the staff as it relates to the newly installed equipment, and perform air balance verification for Detroit Public School's Samuel C. Mumford Senior High School, located in Detroit, MI. Mumford is a beautiful, state-of-the-art facility with a total construction cost of approximately $53 million. The systems and equipment tested included the heating ventilation and air conditioning systems, air conditioning units, domestic hot water, lighting control system (occupancy sensors), Building Management System (BMS) and verification of the TAB contractor’s air balancing. All automated control sequences and integration for the above equipment were reviewed through the BMS front end.

IRS GSA Relocation

Located at 500 Woodward Ave., One Detroit Center is a skyscraper and class-A office building that overlooks the Detroit Financial District. Rising 619 feet (189 m), the 43-story tower is the tallest office building in Michigan, and the second tallest overall in the state behind the central hotel tower of the Renaissance Center, also located in downtown Detroit. The floor area is 1,674,708 square feet.

The Owner and property management company expressed the need to engage a commissioning agent in order to plan, manage, perform, and report on the commissioning activities as directed by the general contractor. Portfolio Property Management Global, LLC contracted BDC Engineering to commission all of the mechanical, electrical, and controls systems, coordinate training of their staff as it relates to the newly installed equipment, and perform air balance verification for the IRS GSA Relocation project. The systems and equipment tested included the ventilation system, air conditioning units, VAV terminal units, domestic hot water, lighting control system, Building Management System (BMS), and verification of the TAB contractor’s air balancing. All automated control sequences and integration for the above equipment were reviewed through the existing BMS front end.

This particular project was a renovation to four floors (10th through 13th) to house the Internal Revenue Service, who is now a tenant.
